Buying clients need to ascertain a lender with a positive, established history in the industry. And develop a level of commitment with their lender, in determining their Purchasing Power Prior to shopping.
Property Inspectors – For the Buyer’s protection, it is very important to have a home professionally inspected. For a fee, a preferably skilled professional will conduct an overall visual inspection determining defects or potential problems of a home. Buyers should be in attendance to identify any resolutions as necessary. If unable to be present, require detailed photos and a detailed report of any adverse findings.
Appraisers – Qualified appraisers determine the market value of a home via sold comparables of an area. Sellers will be hopeful for a high value and Buyer’s may be of the opposite. Either way, neither a professional or not, can make magic happen by pulling high numbers for homes out of thin air. A systematic process occurs to appraise the market value of a home. Sellers and Buyers are bound by what the market already determined and what the market can tolerate.
Pest Inspectors – Termites are commonly found throughout Hawaii. Active or live findings are the pest control inspector’s jobs. They are regulated by the Hawaii Department of Commerce and Consumer Affairs and will provide Sellers and Buyer’s information regarding findings, treatments, and damage consequences or remedies.
Surveyors – Boundary discrepancies are a common area of single-family home disputes. It is strongly advised to conduct professional survey with a map showing any encroachments or not. In either party, it’s best to be pro-active than reactive years after the transaction is completed.
